New Zealand’s been facing some of the coldest mornings of the year. Temperatures in parts of the South Island have plunged to -7 degrees.
MetService recorded minus seven at Mount Cook and Pukaki, with Twizel dropping even further to minus 7.5, while Taupo in the North Island shivered through a morning low of minus 5.1. What does a cold snap mean for a building site?
It’s more than just an uncomfortable start to the day. It changes what can safely and effectively happen on site.
Concrete is usually the first casualty of a hard frost. Curing concrete relies on a chemical reaction that slows dramatically as temperatures drop, and if fresh concrete freezes before it has gained enough strength, the water within it expands and can cause permanent damage to the pour.
Most specifications call for concrete to be kept above five degrees for the first 48 hours after placement, which on a morning like this means insulating blankets, heated enclosures or simply delaying the pour until conditions improve.
Getting this wrong is not a cosmetic issue. Frost damaged concrete can lose a significant share of its design strength, and the problem is often invisible until the structure is under load.
Ground conditions are the next concern. Frozen or partially frozen ground behaves unpredictably once it thaws, and excavation or foundation work carried out on frost affected soil can lead to uneven settling later in the build.
Site teams working across the colder inland regions this week will want to check ground temperature before committing to footings or slab preparation, and factor in extra time for soil to stabilise once the sun gets to it.
Timber and other materials also need care in these conditions. Moisture that has frozen overnight can be trapped within stacked timber or building wrap, and installing materials before that moisture has fully evaporated risks trapping dampness inside a completed wall or roof assembly.
A few extra minutes checking materials before they go up can save a much larger problem down the track.
Then there is the safety side of the ledger. Black ice on site access roads, scaffolding and steel decking is a genuine hazard on mornings like this, particularly before the sun has had a chance to burn off overnight frost.
Falls on icy surfaces are one of the more preventable causes of site injury during winter, and a short delay to the start of work while surfaces clear is almost always cheaper than the alternative. Cold exposure itself is worth taking seriously too.
Workers handling tools, especially wet or metal ones, in sub-zero conditions are at real risk of frostnip and reduced dexterity, which in turn raises the risk of a mishandled tool or a missed step.
Some of the practical fixes are simple. Staggering start times to let the worst of the frost clear, keeping a stock of ground cover or insulating blankets on hand, and building a five-minute site walk into the morning routine to check for ice are all low-cost ways to keep a cold snap from turning into a costly delay or, worse, an injury.
This kind of severe frost is not an annual guarantee in New Zealand, but it is common enough across the colder inland and southern regions that most experienced site teams will already have a plan for it.
Whether that plan gets used today may depend on which part of the country you are building in, but with minus seven on the thermometer this morning, plenty of crews around the country will be reaching for it.
